What building in McCleary actually involves
McCleary grew up around Henry McCleary's sawmills and door factory, which he started in 1897 and sold to Simpson Logging Company at the end of 1941. The town incorporated in 1943 and had 1,997 residents at the 2020 census.
It is a small Grays Harbor city with its own building department, so remodels, additions and ADUs are permitted in town at City Hall rather than through the county.
ADU occupancy is tied to size
McCleary's code, section 17.32.010, allows any single-family home or designated manufactured home one accessory dwelling unit on the lot. The ADU can be inside the main house or in an accessory building.
The same section caps occupancy by floor area: no more than two people in a 300 to 400 square foot unit, three people in 401 to 600 square feet, and four people once the unit is larger than 600 square feet.
So if the ADU is meant for a parent and a caregiver, or for a small family, the size needs to be set with that limit in mind from the first sketch. Adding square footage later is far more expensive than drawing it in at the start.
The state's two-ADU rule stops at the county line
HB 1337, the 2023 state ADU law, applies to cities in counties that fully plan under the Growth Management Act. Grays Harbor County plans under only part of it, which leaves McCleary's own one-ADU rule in force rather than the state's two-ADU standard.
The published section dates from Ordinance 709 in 2004. It is still the listed version, but confirm with the building department that nothing newer has been adopted before paying for plans.
