What building in DuPont actually involves
DuPont sits along I-5 just south of Lakewood, next to Joint Base Lewis-McChord. It began as a company town, and much of its housing now sits inside Northwest Landing, a large master-planned community with its own owners association.
That association changes how remodeling works here more than any city rule does. If your home is in Northwest Landing, the order of approvals matters, and getting it wrong can mean stopping a job halfway through.
Northwest Landing needs approval before work starts
The Northwest Landing Residential Owners Association is explicit about it. Any and all property improvements have to be submitted to its Property Improvement Committee, and its own examples include painting, replacing a roof or siding, building or replacing a fence, adding a patio cover and adding central air conditioning.
Its list of projects that need review before work begins also names decks, patios, sheds, heat pumps, solar panels, landscape renovations and adding or removing trees.
For a remodeler that covers most exterior jobs. A new deck or a roof replacement in Northwest Landing is not only a city question; the committee has to approve it first.
Two approvals, in the right order
Committee approval does not replace the city. Some projects also need a City of DuPont building permit, and the association advises getting the city building permit application before submitting a property improvement request.
The committee also enforces its own standards. Only certain paint colours and fence styles are allowed, and front yards have to keep at least half their area in grass. A design that meets the building code can still be turned down if it does not meet those.

ADUs in DuPont
Under DuPont City Code, an accessory dwelling unit is a unit with its own living, sleeping, cooking and sanitation facilities on the same lot as a single-family home, duplex, triplex, townhome or other housing unit. ADUs are generally smaller than the main house, at 1,000 square feet or less, and can be a conversion inside the home, an addition, or a separate structure such as a converted garage.
Northwest Landing adds a layer. The association states an ADU may only be built on a single-family residential lot, and requests go to the Property Improvement Committee alongside the city permit.
One detail worth knowing before planning to rent it out: the association notes its Declaration allows it to require that all occupants of a lot be a single housekeeping unit. Talk to the association first if the plan depends on separate tenants.
