Milton lies in both northern Pierce County and southern King County. For a remodel, the city handles the building permit either way, but county services such as property records follow the county your parcel is in.

It is worth confirming which side of the line you are on early, simply so the right county records are pulled when a project needs them.

Milton allows two ADUs with a detached house, or one with a two-unit home. Each must have at least 300 square feet of living space, can have no more than two bedrooms, and must match the main house's architectural design, including the roof pitch, siding, windows and finishes as far as feasible.

Parking is where Milton differs. One off-street parking space is required for each bedroom, so a two-bedroom ADU needs two spaces. That often decides whether a lot has room for the unit you want.

Detached ADUs can be up to 1,000 square feet and 24 feet tall, or taller where the unit sits over a detached garage and stays below the main house. They meet the same setbacks as the main house.

Milton assesses impact fees on an ADU at 50 percent of the single-family rate, a real saving on a project budget.

Accessory buildings built before 1 January 2025 can be converted into ADUs even if they do not meet current setback and lot coverage rules. An ADU inside the house can be up to 1,000 square feet, and the city can allow more if it takes up a whole floor, such as a basement.
